Module Manufacturing
Module Manufacturing
Module’s 30,000 square foot Last Mile Facility, located in Allegheny County, produces and ships Module-Designed homes regionally with better quality control and faster build times. The company is currently licensed as a modular manufacturer in Pennsylvania, Virginia, Ohio, and North Carolina. Licensing in Maryland, New York, and Michigan is in process. Our facility, opened in 2024, was intentionally opened with a low barrier to entry. It has become a beacon for workforce development and community education.
Building on Pittsburgh’s Manufacturing Legacy

Pittsburgh and Carnegie have a long history of making things that move the country forward. Today, Module is building on that industrial legacy by applying modern manufacturing to one of our most fundamental needs: housing. Our Last Mile Facility brings skilled trades, engineering, and housing innovation together in the region we call home.
The first in the Last Mile Network, our facility grew out of Module’s desire to have a deeper impact on the communities we were building housing. In addition, we wanted to push our homes' quality and energy performance higher than the existing manufacturers were willing to accommodate.
Residential construction faces a three-headed problem: we don’t have enough homes or people to build the homes we need, and how we build homes is making our planet worse. Prefab construction can deliver housing faster, with better quality control and lower costs than traditional construction.

We believe the future of housing depends on investing in the people who build it. By manufacturing homes here in Western Pennsylvania, Module is creating opportunities for skilled work and supporting the next generation of tradespeople. We’re proud to build locally, develop talent, and demonstrate what American manufacturing can contribute to the future of housing. A locally-owned facility “insources” jobs to urban communities and provides the opportunity to develop a modular ecosystem in each market.
Workforce Development
Workforce development is built into our manufacturing model. Through partnerships with organizations like the Trade Institute of Pittsburgh, Literacy Pittsburgh, Partner 4 Work, and other community organizations, Module creates pathways for people to move from training into hands-on experience and full-time careers in offsite construction.
We’re proud to be part of a larger network working to strengthen Pittsburgh’s construction workforce.
“What makes Module such a valued partner is their open lines of communication and the flexibility they offer while working with our graduates. Module believes in TIP. Their work environment mirrors the culture we have established here at TIP. Module values our teachings and never hesitates to expose our students and graduates to growth opportunities.”
Explore our manufacturing capabilities
-
We offer single-, two-, or three- story homes, townhouses, and multifamily apartment structures. Our standard dimensions are 15’5 interior wide, 40’ interior deep, and 9’ height but we offer modified plans or custom plans.
-
Our homes are built to modern building envelope standards meant to last for generations:
4 x 6’ Wood-frame wall
Energy Recovery Ventilator (ERV)
Casement windows
Roof pitch, shingle standards (Class 3), and fiberglass insulation
-
Each of our homes is built to Zero Energy Ready Home standards set by the U.S. Department of Energy. Our homes consume up to 50% less energy than traditional new construction. We have experience with Passive House standards and LEED Gold Certification.
-
Our quality control system uses the highest modular industry standards, and each “box” produced is continually monitored using our dynamic QA analysis system. Testing for plumbing, ventilation, and electrical is completed throughout the building process. We are continually adopting our standards to catch mistakes early and often and prevent costly re-works down the line.
-
Our Last Mile Facility is expanding its production capacity project after project. We are currently projected to produce 6 modules, or 3 two-story homes per month by the end of 2026. Our shipping and installation partners then deliver these homes in coordination with our team and client. If you would like to see if Module has capacity for your project, please reach out to our team.
