Our Mission is to create a 21st-century residential development ecosystem that delivers better-designed, quality-built, energy-efficient, attainable housing, all through the power of offsite construction.
Based in Pittsburgh, PA, Module is a vertically integrated modular housing company with a manufacturing facility, a design & engineering arm, and a construction arm. Module is leading a culture shift in the industry, fueling innovation while creating a more equitable and inclusive way to build new housing.
Our country is in an affordable housing crisis
Rising prices, interest rates, limited starter-home supply, and stagnant incomes make it difficult for many lower- and moderate-income households to enter the market. Pittsburgh's Black homeownership rate also declined by 6.8 percentage points between 2010 and 2019, highlighting persistent racial disparities in access to ownership.
At the same time, communities across the region have a significant underutilized vacant land. Pittsburgh alone has more than 11,000 tax-delinquent parcels. These properties represent an opportunity: with strategic new construction, vacant land becomes new, attainable owner-occupied homes, expanding the supply of affordable housing while returning inactive properties to productive community use.
Module is always seeking partnerships to create new pathways to homeownership and put underutilized land back to work. For Pittsburgh and communities across the broader Mid-Atlantic and Midwest, pairing innovative, cost-efficient housing construction with land banks, community land trusts, and other mission-driven ownership models can turn vacant properties into long-term sources of affordable housing and generational wealth.

Module has significant experience working in partnership with cities, counties, and states on major housing initiatives. Module has worked with the Urban Redevelopment Authority of Pittsburgh, the City of Pittsburgh Housing Authority, as well as with local land banks. Module has worked in partnership with a local land trust to build affordable for-sale housing supported by a grant from Pennsylvania Housing Finance Agency’s PHARE program. The homes supported by this program are available to households making less than 80% of the median income. Our multifamily projects and apartment homes have partnered with developers renting to 30-50% of area median income.
We love working with dedicated housing providers (for-profit and non-profit) to deliver quality, energy efficient housing. Turning over the keys to happy homeowners and providing good paying jobs along the way is what drives us.
Social Impact
At Module, we believe solving the housing crisis requires investing in both people and partnerships. Through our workforce development initiatives and longstanding collaboration with the Trade Institute of Pittsburgh, we create pathways into the construction trades while expanding opportunities for local workers and emerging talent in Western Pennsylvania.
We also support the next generation of affordable housing leaders through our Mission-Driven Developer Program. Now in its second year, the program has helped train and equip more than 100 developers, general contractors, and housing professionals with the tools, technical assistance, and modular construction expertise needed to deliver affordable, workforce, and community-centered housing. By partnering with mission-aligned organizations across the country, we're accelerating the production of high-quality homes while strengthening the capacity of developers working in historically underserved communities.
