Phase 1

Pre-Development

We jointly determine if Module is the right fit for your site, budget, and goals.

  • We'll talk through your project and get you all the information you need about Module.

  • The feasibility study helps assess the viability of your project and chart a clear path forward. We offer both free and paid options, depending on the level of detail you need.

Phase 2

Pre-Construction

Members of the Module Design team will produce final drawings, secure building permits, and lock-in pricing for the factory-built components.

  • Module’s design team will collaborate with the developer to select a standard model or adapt an existing design for modular construction. This phase ensures the selected design is optimized for factory build and meets project goals. After the selections are made and the factory drawings have been approved, detailed pricing will be provided.

  • The developer is responsible for securing local zoning approval. This process requires schematic drawings. Module’s in-house design team is well-equipped to assist in this process, we also work with local design partners or the architect on the developer team.

    Module will produce a full factory drawing set for state modular approval. These drawings can be used when applying for a local building permit. Module will coordinate structural engineering and third-party reviews as part of the state permitting process. More about permitting here.

  • Module will work with the developer to outline a clear construction management plan. This document defines roles and responsibilities, sets expectations, and provides a detailed breakdown of the project scope, laying the foundation for a successful build.

Phase 3

Construction

While your home is being precision-built in our manufacturing facility, Module Build will be conducting site work—including foundation prep and utility connections, simultaneously. This parallel process significantly reduces build time.

  • Module Manufacturing frequently inspects the boxes during construction and relays updates to you.

  • Module coordinates the delivery of the modular boxes with the set crew and crane for installation.

  • The boxes are delivered about 80% complete. You or Module will coordinate the finishing.

    If Module is acting as the GC, we will utilize local construction partners and coordinate on-site finishing of the units.

Phase 4

Post-Construction

Module helps to secure certifications such as Energy Star and ZERH, and coordinates warranty-related items.

  • Module shares a complete warranty with the developer.

  • Your feedback is extremely important. Module follows up at 60 and 360 days.

Our Construction Timeline

Module homes are built in a factory using modular construction. Building in a controlled environment means our homes are more precisely constructed and are 25-40% quicker to build than a traditional home. The parallel process of onsite prep reduces the overall timeline.
