
Module's Mission-Driven Developer Program supports housing providers developing
New affordable, mixed-income, and workforce housing.
Module's vision is to create a world where everyone lives in a well-designed space they are proud to call home. Affordable housing is an important part of building a strong community, yet many promising projects struggle to get off the ground due to funding gaps, capacity challenges, and complex entitlement processes. Through the Mission-Driven Developer Program (MDDP), Module is chipping away at these barriers one project at a time.
Now entering its second phase, MDDP II is designed to support mission-aligned developers who are ready to build modular housing across the Mid-Atlantic and Appalachian regions.

Includes in-kind technical support services from Module’s team, along with up to $5,000 for additional project expenses.

Trainings will focus on financing modular construction, modular design, and what to expect as the general contractor.
Stipends are available for attendance. Participate in one, two, or all three.

Module Playbooks – access to proven templates and checklists for feasibility, contractor selection, energy performance, delivery, etc.

Who Should Apply?
Mission-Aligned Developers
Community development corporations, nonprofit developers, or for-profit developers focused on affordable and workforce housing.Emerging or Growing Builders
Teams ready to expand their pipeline.Project-Ready Teams
With a clear project concept, early-stage site control, and a path to construction in 12 months. Must be suitable for modular delivery (IRC/IBC code, 3 stories or less).
No modular experience required. We value strong leadership, transparency, and a readiness to learn.
Geographic Focus
Priority will be given to projects within 300 miles of Module’s Last Mile Facility in Carnegie, PA. Our focus includes Delaware, Indiana, Kentucky, Maryland, Michigan, New Jersey, New York, North Carolina, Ohio, Pennsylvania, and Virginia. Select projects outside of this area may be considered if strongly aligned with the program’s mission.
