Module partnered with Durham Community Land Trustees (DCLT) through the Mission-Driven Developer Program to design and build an 800-square-foot, two-story ADU as part of DCLT’s CLTplusONE model.
While classified as an ADU, the Proctor Street home serves a larger purpose: adding housing density while generating income for the community land trust to reinvest in its shared-equity model. Its compact, cottage-style design demonstrates how small-scale modular construction can support affordable housing goals in established neighborhoods.
The project also serves as a prototype for a flexible housing model that can be adapted beyond the traditional ADU. The two-story design could work as a standalone ADU, part of a cottage court, or as a low-cost urban infill and build-to-rent model. It offers developers a repeatable way to add housing where land is limited.
Founded in 1987, Durham Community Land Trustees is the oldest community land trust in the Southeast and a longtime leader in permanently affordable housing. DCLT acquires and stewards land to create and preserve affordable homes, using a shared-equity model that keeps housing affordable for future generations while helping residents build stability and wealth. Through innovative approaches like CLTplusONE, DCLT is also exploring new ways to increase housing density and strengthen the long-term sustainability of community land trust ownership.
